• How and Where to Book
The reservation is made directly using the on-line site www.VeniceApartmentsItaly.com following the conditions noted below.
It is very simple:
1) Fill in the form on the right and press Send.
2) You'll see all apartments in Venice available for the dates you choose.
3) Once you have chosen the apartment, to book, please, enter your personal data and press Book Now.
• Payments - Voucher
When you book, you must pay 20% of your total stay, as a deposit. Once we receive the deposit payment, we will send you a voucher, with full details of your booking. You must give it to the check-in manager when you arrive.
You can pay by credit card, bank transfer and PayPal. Choose the method you prefer:
      
You will pay the balance in cash upon your arrival, directly to the check in manager. Please note that some apartments also accept payment via Bank Transfer, PayPal, Credit Card, and/or Debit Card. You will find all these information on the apartment description.
• Arrival and Departure
On arrival, key/accommodation handover: between 2 p.m. hrs and 9 p.m. It is possible to check-in after 9 p.m., with a supplement of 30€, and after 12 a.m. with a supplement of 50€.
If you arrive in Venice before 2 p.m., it is possible to check-in the apartment earlier. If it is occupied and you have to wait until 2 p.m., it's possible to deposit your luggage at the Venice Santa Lucia train station or at the Venice Luggage Deposit near San Marco.
Check out: please leave the apartment before 10:30 a.m.
Any change of date or time of your arrival must be communicated to the person that will welcome you in Venice and whose name is on the voucher.
• Delivery of the Keys
The keys will be given to you by the agent in charge of your check-in whose name is on the voucher, he/she will ask you for your passports or identity cards, for the registration of attendances, as required by the Italian law.
• Number of people or change of guest
The number of people that can stay in the apartment may not exceed the number of beds indicated in the advert. Babies up to two years of age are free, however please advise us of their presence and remember to bring the necessary linen (linen is never provided for babies). Please check if a cradle is supplied in your accommodation. The substitution of people during the rental period is forbidden unless previously agreed with the person in charge of your check-in.
• Tourist Tax
From the 24th of August 2011, all visitors who stay in
an accommodation facility within the territory of the
Municipality of Venice have to pay the Tourist tax. You pay the fee at check-in; it is not included in the apartment’s price. The tax change from 2,10€ to 4€ according to season, type of apartment and it is due only for the first five days of stay. Children under 10 years of age are
exempted, juveniles between 10 and 16 years of age benefit from a 50% reduction.
• Cleaning
The apartment is handed over to you clean/tidy and in perfect order; from the moment you receive the keys, you are expected to keep the apartment in the same way.
The price of the apartment includes the cleaning.
Sheets and towels are included in the price and will be provided for the number of people mentioned on the reservation voucher (excluding babies).
• Changes - Cancellation
The cancellation of an apartment, even if replaced by another, will be charged at the following penalties:
- 15 to 7 days before arrival 50% of the balance of the reservation plus deposit will be lost;
- Less than 7 days before arrival 75% of the balance of the reservation plus deposit will be lost.
If you need to cancel your stay, the deposit will be refunded if the apartment offers free cancellation service: "No charge if you cancel at least 15 days prior your arrival".
• Force-Majeure
Should acts of God (earthquakes, calamities, floods, inundations and similar events, expressly excluding the phenomenon of the so called flood tide, being it an ordinary event in the city of Venice) and/or events ascribable to force-majeure (wars, riots, border closures and similar events) occur, preventing you from staying in the selected flat, your advance payment shall be retained. You will be able to use it for another stay within 6 months. The event must be such that you cannot arrive in Venice.
• Security Deposit
In the majority of the apartments a security deposit is required to cover possible damages to the property. The amount will be emailed to you before your departure from your home by the accommodation check-in manager. The agent in charge of your check-out will return the deposit to you before your leave, when he/she verifies that the apartment has been left tidy and is in order with no damage.
• Responsibility
The descriptions contained herein are correct and done in good faith at the time of printing.
VeniceApartmentsItaly.com disclaims any responsibility for any changes made by the owner without their knowledge. Any dispute must be notified immediately after your check-in, if you notice that there is something wrong. We request you kindly give to the person in charge of your check-in, the time necessary to solve the problem. If, due to act of God or nature/circumstances beyond one’s control or for any other reason and VeniceApartmentsItaly.com is forced to cancel the booking of accommodation reserved for you. With mutual agreement they will try their best to assign a property of equivalent standards.
Complaints received after the end of your stay will not be accepted.
• Law and Jurisdiction
When you make a booking you automatically accept VeniceApartmentsItaly.com’s general conditions, without reserve or exception. Any dispute arising from the booking and/or rental is subject to Italian law and the court of jurisdiction is of Venice.
