Apartment in a very central position and easily accessible both on foot and by vaporetto.
It is necessary to change the sofa bed as it is very uncomfortable. Since it is the only double bed, a very comfortable sofa bed with a high mattress would be needed. Rating 5+: Agota was very kind and helpful from check in and even afterwards in helping us with any unexpected events that occurred during our stay.

Apartment very well located: on foot, 5 minutes from the Rialto, 10 minutes from Piazza San Marco, 10 minutes from the pier for Murano.
Spacious enough for 5 people.
Pretty, well renovated and well equipped.
The interior patio of the building is pleasant.
The neighborhood is lively, but the dead-end alley is quiet. So no noise at night.
The owner is charming and available.
The Louer-Appartement-Venise.com service is very good. You can contact a hostess very easily. A few days after making my reservation online and paying the credit, I realized that I had made a mistake in the date of my stay. A quick phone call to Eugenia and everything was resolved.

very convenient location, comfortable and well furnished. View -on the water-, which definitely makes the difference in Venice, spacious and also suitable for two couples. In fact, a curtain in the living room creates appreciable intimacy. In two words: definitely recommended. the service is impeccable. After the apprehension had passed, due to the fact that there were no reviews on this apartment, the apartment completely met our expectations based on the photos presented in the ad. Spacious, clean and well appointed. Very pleasant to have a small terrace, for the little evening Spritz, very well located in the Castello district, a lively and calm district at the same time. We had a really pleasant stay there as a family (my 83-year-old mother and my big sister).
Thanks to Eugenia, and to Alvise our contact - little advice: prefer contact by telephone or whatsapp it is more responsive than by email. Eugenia speaks French very well which is very appreciable.

We had a fantastic stay in the apartment. It is impeccably clean, the bedding is up to premium hotel standards and Elena was very good at communicating with us. we had a stroller and it was raining, so the place was a bit far for us, but in other conditions it would have been perfect (very close to a vaporetto station and actually 'only' a 15-20 minute walk from the centre). I recommend this place and would stay here again on a future trip to Venice.

We have just returned from our stay in Venice in apartment 178 for which we will give a rating of 4 out of 5 for the following reasons: very nice apartment with all comfort except on the bed in the living room which is not a bed but a very comfortable sofa bed. not very comfortable, you should definitely consider changing or only renting this apartment for 2 people.

When we arrived there was a lot of panic because the information to access the apartment was almost non-existent. A detail of the streets to get there would be welcome because in fact to access Santa Maria de Formosa from the Rialto stop there are a large number of streets and we got lost for more than 2 hours going in circles which is very unpleasant when you have just traveled for hours.

Finally, the apartment is missing information, I would say obligatory, such as the operation of garbage collection and selective sorting which is not the same as with us in France would be a minimum, also the tourist tax which is not indicated nowhere and for which we paid 5 euros per day per person or 60 euros while everywhere advertised in Venice hotels maximum 4.50 euros. So I'm wondering about the amount we paid.

This is what I thought was important to say to you, thank you to the person who welcomed us, I will recommend your website to my friends for your trust and we will return to Venice for sure, it is a magnificent city.

Yet again we had a wonderful time in Venice and we were very lucky with the weather.
Last time we came we rented the apartment at the top of Palazzo Bragora which was wonderful and set a high level of expectation. Apartment no 47 was cheaper so we didn’t expect to repeat that experience. Susanna was very welcoming although due to a problem with her maid the apartment wasn’t ready when we arrived. She also allowed a late check out which was very welcome.
The apartment was very clean and comfortable but it is looking tired. For example the bed sheets and pillowslips were all clean but very old and thin. Improving the lighting would help a lot ( even just ensuring all the light bulbs were working) as we found it quite dark ..particularly in the kitchen where we like to cook.
The location was very convenient for immediate shops and The Rialto market so we could live like Venetians for a week.

On an administrative point of view the phone number you provided was actually Susanna’s husbands who didn’t seem to know anything about the booking when I rang to say we had arrived and advise what time we would be there.

Hope this is helpful and we look forward to booking with you again for our next visit.

Points to improve: the shelf above the sink to be fixed, inappropriate sheets for the sofa bed (no fitted sheet, sheets too small), review the operation of the heating. And replace the batteries in the air conditioning, decoder and TV remote controls. In winter, plan to heat 24 or 48 hours before because we were cold for 24 hours.... well-assured and efficient service (reception, delivery of additional blankets and tea towels and assistance with the heating broken down). Well done for that.

The air conditioning does not seem to be working, ....fortunately the weather was mild and not too hot. The bedding in both bedrooms should be urgently changed: large bed and box spring too soft (you sink into it at ground level and are not comfortable); 2nd bedroom no double bed but 2 small beds poorly pushed together (space between the 2 mattresses which does not allow the entire bed to be used). It's better to keep the 2 small beds for extra. excellent service from you: pre-arrival contact, water taxi reservation upon arrival at Marco Polo, handover of keys, presentation of the apartment and nearby services (in fact I know Venice well because I come there every years for the Mostra…)

The apartment, for someone who doesn't live in Venice, seemed like a secluded location but instead from here you could get around Venice with complete comfort. From the Frari where I had to go every morning, to S. Marco to S. Maria dell'orto etc. etc. with very pleasant walks. The courtyard was ideal, not only for us but also for the dog who liked to sleep outdoors as much as possible. and also in an excellent position for the restaurants in the area

Exceptional location, quick access to St. Mark's Square and the San Zaccaria vaporetto. The courtyard is calm. Close to restaurants and bars. Clean accommodation, basic equipment well provided (TV, iron, drying rack, good hairdryer, air conditioner, etc.). Pleasant terrace, also well equipped with cushions, parasol and even an outdoor socket. Of course bring your mosquito repellent. The accommodation conforms to the photographs. Correct and well organized welcome. We stayed with two adults and a 9 year old child. Thank you for the bedding ready for our son: the sofa bed in the living room was unfolded and made into a bed. An apartment that allows us to live Venetian style during our stay. Very satisfied. We appreciated being able to pay the balance on site. No service fees.

Overall the stay was very good - Luciano was very helpful at check in and made us familiar with the apartment and the operation of appliances and such. I emailed Luciano to advise him that overall the apartment and his services were very good (with the possible exception of the issue in the next paragraph). I also did suggest that a fan be provided in the second bedroom as it was quite warm in that space.

Things to improve are the bedding in the double room which has old mattresses and fixing the bathtub joints, the freezer handle which is broken and the kettle which does not work

The apartment has a great location, close to San Marco Square, the bus boat, a supermarket and restaurants. It's a bit dated, but neat. Point of attention: The toilet does not flush properly.
After contact via What's app we received a warm welcome from Fabio (high 188 cms, black hair, white t-shirt, shorts and red gym shoes). He waited for us at the bus boat, helped with the suitcase and gave a clear and nice explanation. Venice is beautiful, loved being here and we definitely recommend booking here.

Our apartment in Venice was very well located, close to everything. An excellent restaurant as a neighbor. A short 5 minute walk to get there. We didn't use the stove to cook ourselves but everything was there. Peaceful place, no noise at night, comfortable bed. No complaints . Perfect.

I was scared at first because Daniella, who was supposed to come pick me up from Arsenal around 4:00 p.m., wasn't there. She arrived around 5:00 p.m. which allowed me to have a coffee but I feared having been scammed... On the other hand, she finally arrived and I do not regret anything about this wait because the apartment met all our needs . Gianni remained in constant communication with me during this wait. The communication were good beurre the trip, but we had some communication problem for the check in. We lost ont hour in front of the apartment.

Apt # 180 est très agréable, rénové, tout équipé, super propre et bien entretenu. Nous avons loué de nombreux appartements lors d'un voyage en Europe et l'appartement n ° 180 a dépassé nos attentes. Il est idéalement situé, à seulement 2 min. à pied de l'arrêt de vaporetto Giudecca Palanca, à 10 min de la place San Marco. Séjourner à Giudecca a été une expérience formidable, car c'est plus calme avec une atmosphère locale et loin de l'agitation du centre historique de Venise rempli de milliers de touristes. Nous sommes donc très reconnaissants et nous reviendrons certainement et réserverons ce même appartement sans hésitation. We did not take advantage of the pretty terrace shaded by a superb vine because the even hotter air conditioning was unpleasant. (Although we are not inhabited - let alone Vaporettos!) the explanations related to the apartment and the 'little veins' in Venice were very clear. The apartment is located in a perfect part of Venice. It is walking distance to the Rialto Bridge and there are restaurants and shops all around. There are two flight of stairs to climb to get into this unit, but it was not too tough. The check in procedure was very simple and the directions to get to the apartment were well communicated to me in advance. 12 min walk to St Marc's Square. It was a quiet apartment at night. I was there at the start of summer and it was hot. The apartment is equipped with an air conditioner in one room and with some strategic placing of the fans that were provided it kept the apartment cool enough for us. Also the Mercato market is only 30 meters from the apartment. Great place to stay.

The apartment is very well located with shops, the market and the vaporetto station nearby. Although located on the 4th floor the nights are very noisy (non-existent insulation). The rooms are spacious except the 3rd bedroom whose surface is limited. We were 6 and a 2nd shower would be welcome with hot water (this one is very rare). The size of the coffee maker needs to be reviewed. Normally an espresso coffee maker and a microwave are in the description of the kitchen equipment but strangely absent. In the entrance, the bars of the stairs are to be refixed.

This is a brilliant apartment. It is spacious and beautifully furnished, and offers a very well equipped and efficient kitchen and a roof-top patio with a sweeping view of the Grand Canal. While the 92 steps that must be climbed to reach it will pose problems for those with mobility issues, anyone reasonably fit (the average age of our group was 78 and the stairs didn't bother us) will agree that the graciousness of the apartment and especially the opportunity it affords to relax on the patio with a glass of wine are ample rewards for the climb.
We greatly enjoyed the apartment's location on a picturesque square away from the crush of tourists found elsewhere in Venice, yet close enough to the major sites in the city to make them easily accessible. The many nearby restaurants add to the attractiveness of the apartment's location.
Orsola, the property manager, answered our questions promptly, patiently, fully and clearly. Thank you Orsola for meeting us at our vaporetto stop and for the warmth of your welcome and introduction to the apartment!
Bottom line: reserve this apartment; you'll be glad you did.

The apartment is well appointed. Everything we needed - there was a lack of toilet paper but that was soon fixed; a very minor point. Nicole could not have been more helpful. You may recall I was surprising my wife with a visit if our sons and their girlfriends for her 60th birthday. Nicole was brilliant with a little subterfuge so that Fiona had no idea why we were in a 3 bed apartment rather than the 1 bed she thought I’d booked! So top marks to Nicole for service!!

One very minor thought for you - add a small shelf in the large en suite shower to place shampoos etc. But that’s a minor thing to consider.

A little disappointed by the inner courtyard which was described as a terrace but which could not claim this use because it was too small. The photos on your site 'wide angle' distorted reality.

Another point to improve: the distribution of bedside lamps in the bedrooms. Some were not working and this limited the night lighting in the rooms.

Otherwise the problem of the boiler, the water leak and the flush in the bathroom at the start of the stay were taken care of very quickly and that's great; concerning the follow-up and support of your guests.

For the rest, a little curious, the power outlets installed at a height of 2.5m.

We were supposed to be 5 but in the end we only ended up at 4, it was perfect.

From the airport, there is a boat connection to the Arsenal pier, which is also a good meeting place on the day of arrival. I live in Italy but this was my first time in Venice, yes , unbelievable .

Took me a long time to decide where to stay and what to rent, but, my long hours of research paid off. The apartment #63, was just about everything I was looking for.

Let’s start with location. Like they say, the three rules of buying property, the rules are, Location, Location, Location. Apartment 63, in my opinion has it all.

There are many ways of moving around the islands, Vaporetto, Traghetto and Alilaguna and walking…obviously

Vaporetto, we bought a weekly pass and it is good to most of the ACTV lines. The apartment is located between Giglio stop (fermatta) and Salute.
Line 1, stops in both. If you get off at Giglio, take the traghetto across the grand canal and walk right into the apartment or if you choose Salute fermata, it takes 5 minutes walking.

Traghetto are the gondolas that take people across the grand canal, it costs 2 euros per person per crossing. It takes only 5 minutes. Snap a picture and use is as a Gondola ride instead (Gondola rides for 30 minutes 80 euros).

Alilaguna (arancia color), orange color for 15 euros, takes you all way to the airport Marco Polo, and guess what? Their first stop is at Giglio fermata. We had luggage, so we walked to Salute, took the #1 line vaporetto, got off the next stop Giglio and took the Allilaguna to the airport. Takes about an hour from door to door.

Always watch in which direction the boat is pointing to…lol. Another plus is that you can cross the grand canal with the traghetto and actually walk to Piazza San Marco, or take the line #1, we are one stop away from Piazza San Marco.

The apartment:

I could have actually, spent all my time in the terrace, water front, at the Grand Canal facing the Gritti Hotel .

The apartment has the best terrace at the water level. It has a fully functioning kitchen so if you like cooking, you won’t want to eat out… I didn’t… only lunches.

Well sized apartment for 2. Got everything you need for a short or long stay. The host was exceptionally welcoming.

We arrived with a private water taxi from the airport and dock right at the apartment… that was unrealistic beautiful.

There are a couple of things at the apartment that I would like to be different… will address them directly to the owner….

The location of the apartment on the waterfront of Guidecca was perfect, with magnificent views across the water. The apartment is conveniently located for access to the waterbuses. It is quirky with a simple layout. It is attached to the church of St Euphenia with its beautiful garden. We found it comfortable and quiet after midnight, it is a little worn but we would definitely return if and hopefully when we come back to Venice.
The rental agency were good and they provided clear communication. We were met off the waterbus on Guidecca by an agent whose help to navigate the waterbus from the train station, San Lucia, was greatly appreciated.

I honestly hesitated whether to write a review about this apartment, or just keep it secret. But as I’m not the sort of chap that would keep this to himself, as Leonard Cohen put it, I must recommend this pearl and this perfect location in Venice. The apartment has good vibes, nicely and authentically designed, located in the ground floor in a very quiet street, albeit close to the best restaurants and sites. The apartment has an intimate private courtyard - an enclosed garden to enjoy breakfast or a romantic dinner. It goes without saying that the apartment is equipped with everything a couple or a small family would need. Just hop on to the Bailo supermarket behind the former church in Campo San Lorenzo, get your groceries and begin to live like Venetians, at least for a while.

The service: The service was excellent from the reservation, through the arrival and stay, up to the moment of leaving. Mrs. Tiziana was attentive before my arrival, and Mr. Alessandro kindly let me keep my luggage in the apartment after the check-out time to better suit my afternoon flight back home.

Very cozy, clean, historic setting, nice garden view, well heated, well functioning wifi, tasteful furniture and decor. Comfortable beds.

The second bathroom is very small (luckily we were only 3 people). Two cups in the kitchen with invisible cracks (boiling water came out). The door leaf where the garbage is kept needs to be fixed. The beautiful staircase could create problems for the elderly.

The freezer was missing a container to make ice (for an aperitif!) The excellent service. I was contacted immediately (as a replacement for Mrs Doyle) by telephone. Then Giorgia was waiting for us upon our arrival and she immediately checked everything.

The terrace gives an exceptional view of Venice, but its equipment can be improved. (Lounge chair, painting ...) __In fact, this reservation is recent and therefore requires a little more practice. The apartment has a 'homey' feel that is very appealing, and rigorously clean. The two bedrooms are comfortably large and the bathroom is new. A nice touch was the little net bag in the kitchen containing dish detergent and a small new sponge for washing up. The neighborhood still contains more Venetians than tourists - it's busy in the day but quiet at night (though via Garibaldi, the main shopping street, can be lively on weekends) and is very convenient to shopping, restaurants and bars as well as two vaporetto stops for the primary lines. I would definitely recommend it, especially to families.

The service from the company was excellent. Eugenia was wonderfully helpful and efficient, answering our questions at all hours.

We ask you to write a brief review about the apartment N.130: Apartment very well located in the heart of San Marco just 10 minutes from P. San Marco, 15 minutes from Rialto and less than 5 minutes from the Academy Bridge. It has two bathrooms, a small well-equipped kitchen and a magnificent and quiet patio. Elisabetta, the owner, very friendly and provided all kinds of information. Continuous communication by WhatsApp to any problem, even managed the transfer from the airport. Only one negative thing (but IMPORTANT): An apartment for 4 people with two bathrooms, implies that the 4 people should sleep comfortably and one of the beds was very small, old and with a mattress of just a few centimeters. In the photos it seems that there is a double sofa bed that is not and instead there is a small auxiliary bed. The heating a bit weak. But apart from all this we have been very good in general. The reservation system and the communication very fast, precise and agile.

We have had a phenomenal stay, thanks in large part to the help that Rossana gave us, with which we are very grateful for all the help we received. what a fabulous location. A very pleasant surprise to find the apartment was exactly and even better than in the photos. Went out for a couple of boat trips courtesy of Alessandro both trips were amazing and thoroughly enjoyed them. I would defeinitely book back to this apartment again as it checked all the right boxes and was very central for our daily explorations. Lovely quiet street so can guarantee a good night sleep. The external private courtyard garden to the apartment was a blessing and would highly recommend anyone booking to ensure they have this extra outside space. Once again fabulous location, very comfortable with all the amenities you have at home. Extra plus was the air conditioning as it’s been 28’C here during our stay.

We were very happy with this 'little' Venice Appartment. We went to the Bienale and the location is about 100 m from the entrance of Arsenale. Love the place and the site. Castello is still a bit of real Venice , with real 'older' Venitians with old cats and dogs. It is an area with a market with real (expensive) products. The service of Rossana was perfect. Everything went smooth even the reparation of the gas pipes. We'll be back.

The Appartement was really good situated, the surrounding was fine for their were a lot of restaurants and bars, nearby the vaporettostation M.d.Orto. The furnishing was very practicable, the kitchen well equipped. The only thing which was not really OK was the situation with water (hot and cold). The pressure was less, less for cold and more less for warm. But I think it would be a problem in whole Venice.

The apartment is very comfortable, about 5 minutes walk from the S. Zaccaria vaporetto stop, 10 minutes from Piazza San Marco. The furniture is excellent, with new and, in some cases, brand new supplies. It has Wi-Fi, although the channel set (13) is not recognized by some versions of Windows (those in the language UK, USA, for example). First floor, two bedrooms, each with double bed and two bathrooms. It has air conditioners and independent heating. Widescreen TV. The fifth guest bed is made up of a sofa bed which must be opened and closed if necessary. Linen / towels provided. Equipped kitchen. Sufficient tableware. Excellent service, both on-line and in presence. Reception and perfect check-in time (at 2pm on the day of arrival), special thanks to Mrs. Bacchin who welcomed us and guided us with patience and attention.

The apartment 181 is very well located, near Campo San Giacomo dell'orio: Venetian atmosphere assured, far from the groups of tourists who flock around St Marc. Authentic neighborhood, quiet, Coop market nearby super convenient; bakery 2 steps to take breakfast with fresh bread. The Mocenigo palace with 3 houses and the FRARI at 10 minutes when we know the passages rather reserved for Venetians (and as I understand them!). Santa Lucia Station is a 15-minute walk away.

Great location, nice and well appointed, well heated and very quiet in a neighborhood with lots of small restaurants and direct access to the vaporeto. The beds are of quality and adapted for 4 adults. I do not remember if it was mentioned, but it is not accessible to people with reduced mobility. You just have to provide some extra in the kitchen utensils, like a tea pot, a clothes rack, bowls for breakfast. Make available basic necessities such as sugar, oil, salt, pepper and rolls of toilet paper. The rental service is very good, we had no problem booking and receiving our voucher. Rossana, welcomed us very well and explained all the features of the accommodation. She was very accommodating regarding the times of recovery and return of the keys. We recommend your services and appreciated that the rate of accommodation is displayed all inclusive, so no surprises.
